FOR BUYERS:

 

  1. Review and negotiation of the real estate contract,
  2. Explanation of the real estate contract and mortgage commitment to the buyer,
  3. Resolving any issues (including issues of repair, termite damage, etc.) before closing,
  4. Correspondence with the seller’s attorney, title company, and mortgage company,
  5. Preparation for closing, including obtaining necessary title work,
  6. Review of mortgage commitment and title commitment, and
  7. Representation at closing.

FOR SELLERS:

 

  1. Preparation, review, and negotiation of the real estate contract,
  2. Explanation of the real estate contract to the seller,
  3. Resolving any issues (including issues of repair, termite damage, etc.) before closing,
  4. Correspondence with the buyer’s attorney,
  5. Preparation for closing, and
  6. Representation at closing.
  7. meet/telephone client and obtain from client: pre-closing AND post-closing contact info: mailing address, home phone, business phone, mobile, email, fax, etc. copy of the survey, if an applicable copy of existing transfers & mortgages (for each mortgage: reference no. & contact info for the lender) confirm if existing mortgages are lines of credit reporting letter when the property was originally purchased by a client most recent receipted realty tax bill latest receipted utility bills, as applicable *if condo: obtain condo documents for review; confirm current common monthly expenses; confirm no special assessments currently or being contemplated *if there is a fuel tank: tank capacity & cost of fuel per liter or gallon *if purchaser assuming a mortgage: reference no. & contact info for lender, particulars re: mortgage *if purchaser assuming an existing tenancy: copy of lease agreement, premises involved, tenant's name, amount of rent, payment period, amount of pre-paid rent & date of receipt of pre-paid rent *if client executing by way of power of attorney: original or notarial copy of a power of attorney *if estate: death certificate of the deceased owner and/or certificate of appointment of an estate trustee for the estate of a deceased owner

  1. We act for you in matters relating to your refinance, purchase, or sale;
  2. Review the executed agreements;
  3. Perform searches of titles and review the same;
  4. Submit requisitions on the titles and review responses thereto;
  5. Search for executions;
  6. Examine the draft deed;
  7. review the statement of adjustments;
  8. review the documentation provided by the builder including warranties, declarations, and vendor's and purchaser's undertakings, and to verifying enrolment with Tarion Warranty Corporation;
  9. Prepare an Affidavit according to the Land Transfer Tax Act;
  10. Do necessary telephone and written correspondence;
  11. Meet with you to sign all necessary documents;
  12. Close the transaction and to registering the Transfer/Deed of Land;
  13. We report to you;
